In the Athens area, the real estate market for homes priced at $1 million or above is currently showing some interesting trends. Today, I’ll share some of the dominating market changes you need to know.

In Oconee County, there are currently 12 homes priced at $1 million and above on the market. These properties have been listed for an average of 106 days, or about three and a half months.
Additionally, three homes are under contract, accounting for approximately 25% of the listings. 

Also, this year, 30 homes have been sold in Oconee County in this price range, with an average time on the market of 76 days. This represents a slight increase in the time it takes to sell these homes compared to the previous year, when the average days on market were 35 for 27 homes sold in 2022. In contrast, 2019 saw only five homes sold for over $1 million in Oconee County throughout the year. Overall, the market for homes priced at $1 million or above in Oconee County appears to be strong, with a supply that would last around four months at the current sales rate.

Moving on to Clarke County, there are currently eight homes listed for $1 million and above, with an average listing duration of 77 days, and there are also two homes under contract. In terms of year to date, there have been 18 home sales in this price range in Clarke County, averaging 43 days on the market. This pace is similar to 2022 when 21 such homes were sold the entire year. In Clarke County, just like in Oconee County, there is about a four-month supply of homes priced over $1 million. The majority of these high-end sales in Clarke County are concentrated in the Five Points area. 

Compared to 2019, there was only one sale over $1 million for that whole year. This means that the Athens area, including Oconee and Clarke Counties, has experienced increased activity and demand for homes priced at $1 million or more compared to previous years.
